Purley combines a busy town centre with steep residential hillsides at Riddlesdown, Purley Downs and Woodcote. As in Coulsdon, level changes matter — many houses have basements, lower ground floors or garages built into the slope, and these are where the most misdiagnosed damp problems occur.
Purley also has a significant number of large houses converted into flats, particularly on the roads leading up from the town centre. Conversion work often reroutes bathrooms and kitchens above original habitable rooms, and where that pipework was installed cheaply we see the consequences years later as ceiling damage below.
Local property types
Edwardian and inter-war detached and semi-detached houses dominate the hillsides, many substantial and now subdivided into flats. The town centre has purpose-built apartment blocks and mixed-use development. Post-war estates fill the areas towards Purley Oaks and Sanderstead borders. Chalk subsoil generally drains well, so ground-related damp is less common than run-off and leak-related problems.
