The subtle signs
A slightly springy floorboard, a hairline ring on a ceiling, paint that has lost its sheen on one patch of wall, or a musty smell in a cupboard. None of these look like an emergency, but each is a symptom of water that has been present long enough to change the material around it.
Watch your utilities too. A boiler that needs topping up every few weeks is losing water somewhere in the heating system. A water meter that continues to move with all outlets closed indicates a supply leak, which may be under a floor or driveway.
Why speed matters so much
Water spreads along the path of least resistance: joists, cavities, insulation and chipboard flooring. In the first day or two the affected area is small and most materials can be dried in place. After a fortnight, plasterboard has lost strength, insulation is saturated, and mould has begun to establish in enclosed voids.
The cost curve follows the same pattern. A leak caught in week one is a repair; the same leak found in month three is a strip-out, a drying programme and a reinstatement.
What to do first
Isolate the water at the internal stop tap if a leak is active, and switch off electrical circuits serving any wet area. Move belongings clear and photograph everything with dates — this becomes your evidence if you claim.
Then get the source found properly. Non-invasive leak detection using thermal imaging, acoustic tracing and tracer gas will usually pinpoint the leak without destructive investigation, which keeps the repair small.
