Water & Leaks

Property Drying in Banstead

Controlled, monitored drying of a wet building back to normal moisture levels, with records to prove it.

Drying a building is a technical process, not a matter of leaving a domestic dehumidifier in the corner. The equipment has to match the volume of the space, the materials involved and the ambient conditions, and progress has to be measured rather than assumed. Drying that stops too early leaves moisture trapped in screeds, wall cavities and floor voids where it later causes mould and blown plaster.

We set drying goals against control readings taken in unaffected parts of the property, then install the appropriate combination of refrigerant or desiccant dehumidifiers, air movers and, for enclosed voids, targeted injection drying systems. Readings are logged throughout so you have a documented record of when target levels were achieved.

Common signs

  • A property that has been wet for weeks with no drying plan
  • Screeds and concrete slabs saturated after a leak
  • Insulation-filled floor and wall voids holding water
  • New plaster refusing to dry out and staying patchy
  • Musty smell persisting after repairs are complete

Likely causes

  • Escape of water, flooding or storm ingress
  • Prolonged undetected leaks under floors
  • Construction moisture in new builds and extensions
  • Firefighting water after an incident
  • Failed or interrupted previous drying attempts

Our method

How we diagnose and resolve the problem

01

Assessment and target setting

Affected materials are identified and control readings established so we know what dry looks like in your property.

02

Equipment installation

Dehumidifiers, air movers and injection drying are sized and positioned for the specific space.

03

Monitoring

Regular readings are taken and logged, with the equipment adjusted as the structure dries.

04

Sign-off

Drying is confirmed complete against targets, equipment removed and a certificate of drying issued.

We supply a full drying log and completion certificate — useful for insurers, buyers and your own peace of mind.

Questions

Property Drying FAQs

How much does the equipment cost to run?

Running costs vary with the equipment used and duration. We tell you the expected consumption up front and, on insurance jobs, this is usually recoverable.

Can I live in the property while it dries?

Usually yes, though the equipment is noisy and rooms will feel warm. We plan around occupied homes routinely.

What is injection drying?

Warm dry air is fed directly into a sealed void — under a floor or inside a wall cavity — where a room dehumidifier cannot reach.
